   Every construction project starts with an architectural plan. You have a choice of using the experience of your builder and your own ideas in coming up with a plan or employ the services of a professional architect, depending on the complexity of the project.

   Some architects are also engineers, but more often than not the plans will have to go to an engineer and engineering plans must be prepared before submitting to the city or county for approval.  However the appraiser is not going to need to wait for the engineering work to be completed, as he/she is only concerned with the layout, sizes, room counts and elevations.
