   If you are planning on remodeling your home, it may be a good idea to have a home inspector conduct a full inspection to discover any problems which may exist in the parts of the home that you are not remodeling. Now is the time to discover the problems that need fixing so that you can include it in the project.

ermite reports are not a requirement for a home construction or remodel loan as we assume that all problems will be taken care of. Therefore this is the time to conduct a termite inspection so that you can include this work in your project too.

nce your construction project is over or nearing completion and the time for rolling the loan into the permanent one nears, you may very well need the services of an appraiser. This should only be necessary if you intend to change the loan program that you originally agreed to.

ou may also need an appraisal report; if you happened to have obtained a construction loan that is above 80% loan to value, and you are going to be paying for mortgage insurance.

  

   Should the value of your property have increased as result of which your loan to value is 80% or lower then you can ask the lender to cancel the mortgage insurance. To achieve this you will need a new appraisal report.

  

   In case of a ground up construction, you may have sold your existing home and decide to reduce your loan amount by paying down your construction loan which may result in a lower loan to value ratio or it may even result in change of bracket which will reduce your loan amount.
